About
Welcome To The Modern Aging Podcast! If you are over 40 and are looking to optimize and elevate your health and well-being in holistic and innovative ways, then this is the podcast for you! Each week, we will share interviews with top experts in holistic health, wealth, body, mind and spirit. As an integrative health coach and avid traveler, I will share my findings with you and provide insightful tips on how we can live better and longer after 40. My mom had a massive stroke at 65 in 2001 and then developed Parkinson's Disease 10 years later. My dad was diagnosed with frontal temporal dementia in 2016. After caring for them for almost 20 years, I decided that this was not how I wanted to age so I started searching for different approaches to health. What I discovered is a treasure trove of endless holistic ways to approach our health and well-being that is better for us and the planet. It is proactive instead of reactive. It is taking care of our whole being, not just treating what is causing us pain. We have to look at our relationships, stress levels, work, family life, the whole kit n kaboodle as well as our nutrition and exercise. This is whole health living. We all want to grow old, but I think we can agree that we want to grow older and retain a healthy lifestyle, independence, and a high quality of life. That lifestyle starts today. Mushrooms are a great superfood that we’re not talking about enough, especially when it comes to healthy aging. Aging doesn’t happen when you’re 65 and all of a sudden you’re old. It occurs gradually, and you have to start taking care of yourself now, and mushrooms will help you ease the process. All mushrooms have antioxidant, anti-inflammatory, and anti-bacterial properties, but each has a unique benefit to your health.  Incorporating medicinal mushrooms like Cordyceps and Lion’s Mane into your daily health routine can support healthy aging. The combination of these two powerful mushrooms can help clear brain fog, provide relief from hot flashes, boost low sexual drive, and increase energy and vitality that often decline with age. Episode 95 - Protect Your Ears - Reduce Your Risk of Tinnitus and Hearing Loss with Dr. Ben Thompson

Do you or someone you know suffer from Tinnitus, otherwise known as that annoying constant ringing in the ear?  What about hearing loss? Hearing matters to all of us, and its loss can be devastating as it can change our quality of life. When we lose our hearing, we are more likely to detract from social engagement and communication. We also are more likely to isolate ourselves from conversations, miss certain words and meanings, and less likely to engage in family gatherings because we can’t hear or are struggling to hear what people are saying.  Social isolation is linked to an increased risk of cognitive decline and dementia. Connecting with our family, friends and community is beneficial for our brains as it helps to keep our minds active and prevents atrophy. Without regular social or mental stimulation, our brains can start to lose their connections. Taking care of our ears has a direct impact on the health of our brains. When we treat hearing loss, it can restore our communication functions, allowing us to stay socially engaged and active. This helps us maintain cognitive function and prevent dementia as we age. Ear health is the key to social engagement and a better quality of life. In this episode, Dr. Ben Thompson, audiologist and founder of Treble Heath, provides useful insight on the causes of Tinnitus and hearing loss, as well as how to prevent it. That was her FIRST foray into strength training. Since starting as a trainer at the age of 42, she has coached over 3,700 sessions, trained herself to her first pull-up to hit a personal record of 14 pull ups (at the age of 49!), and passed a grueling kettlebell coach exam where she snatched (exercise that brings a kettlebell from between the legs to overhead) 36 lbs 100 times within 5 minutes! Episode 87 - Why Your Health Starts with Magnesium - Kristen Bowen

How are your magnesium levels? Probably, not that great. The truth is most of us do not have optimal magnesium levels, and that is where most of our diseases stem from. The immune system is one of the most important systems in your body to fight and prevent diseases. However, a strong immune system depends on a high vitamin D level, which is made active by a good amount of magnesium.    Shockingly, magnesium is our number one deficiency, with 80%-95% of us being extremely deficient. Your cortisol increases when you get stressed or frustrated, leading to magnesium loss through the urine. If you eat sugar, processed food and drink alcohol, it eats up your magnesium to process their digestion. Since our modern lifestyle is a threat to the magnesium levels in our bodies, we need to know how to offset that and live healthier.    In this episode, Kristen Bowen, the founder of Living the Good Life Naturally, joins us to share the importance of magnesium and why it is so essential for our body’s function. She explains her three and half years of a health crisis and how she cracked the code with magnesium.    Let’s jump in!   Snapshot of the Key Points from the Episode: [02:00] Kristen’s journey of creating a healthy life naturally using magnesium [05:53] Why is magnesium so essential to our health? [11:40] Finding out the power of magnesium during her three-and-a-half health crisis [13:55] The best practices of soaking yourself in magnesium [19:43] Why is magnesium chloride better for soaking than other types of magnesium? [24:56] The top tier category of people who must soak in magnesium [28:38] How do you test for your magnesium levels? [34:14] Can you have magnesium over-saturation? Episode 84 - How to Reduce Your Pain and Slow Down the Signs of Aging with Chris Kidawski

Episode Summary -  Aging is a natural process that happens to all of us. Sometimes it can be a slow and gradual process, but sometimes it can be quick and take away many of the things you once loved. One way to slow down the signs of aging is through physical activity, which will aid in improving your overall health. By moving more, you will reduce your risk of chronic diseases and improve your bone density as well as your mental health. Regular exercise will help keep your heart healthy and will also help with weight loss and stress relief. Make sure you take care of your body by eating well, getting enough sleep, and drinking plenty of water. Aging comes with increased fascia pain that must be relieved in the best ways. Episode 82 - Preconstruction And Resale with Taniel Chemsian

Investing in preconstruction and resale properties is risky no matter where you go, but understanding how it works, getting the right information, knowing the red flags to look for, and doing your due diligence to make sure you make the right decision is key.  Presale development contracts are different from resale contracts. In most development, presale constructions can take anywhere between a year and a half to two and a half years, depending on the scale and location of the project. Additionally, for resale, the contracts are pretty standard and similar, but for presale, every developer has their contract, which is different from the others. Just as every preconstruction development takes a different timeline to complete, the payment model is also unique to every contract. However, the developers' payment is based on the milestones they make on the construction. This begins with a substantial downpayment at the signing of the contract, which can be anywhere from 20% to 35%, and the corresponding payments are paid based on the milestone they make on the construction. In this episode, Taniel Chemsian, Senior Sales Associate at Timothy Real Estate Group, talks about preconstruction and resale contracts. Taniel also expounds on the different comparables to look at when purchasing a property to ensure you get a good deal at a good price.     Snapshot of the Key Points from the Episode: [02:17] Taniel shares what you need to know about presale and presale contracts before looking for a property. [03:46] Acquiring property in restricted zones and why the title can only be held in trust by a bank. [05:05] How preconstruction development works from the initial payment to the corresponding payments in installments to completion? The red flags to look out for when doing your due diligence to ensure that a preconstruction or resale property is legit. [08:42] How can you protect yourself from unforeseeable disasters in a preconstruction investment? Can you do a recourse in case something happens and you are unable to continue and get your money back? [10:20] The advantages of preconstruction projects and when you can get the best discount based on the consumer risk. [11:33] Taniel's recommendations on the comparables to look out for when purchasing a property to ensure you are getting a good deal. [12:24] The amenities and other structures that developers are adding to projects nowadays  [20:10] At what point do you decide whether to go for a preconstruction or a resale? [24:52] The predominant cities where resale condo homes are most popular.   About Taniel Chemsian -  Taniel Chemsian is a Senior Sales Associate at Timothy Real Estate Group, representing some of the finest properties and condominium developments in Puerto Vallarta, Mexico. Episode 81 - How To Shed Resistance and Lose Weight Effortlessly with Camille Martin

Losing weight is an ever-ending battle for so many people, and it often feels like a constant sacrifice that is never enough. Eating restrictions creates resistance and food disorders that end up not feeding and nourishing your body and soul. Living in a "filter bubble" and a culture that focuses on body image rather than nourishment and care has made it hard for many women to love themselves. The pressure to diet and lose weight is increasing exponentially from social media, peers, family, and even government policies, which are normalizing restrictive diets. The media will always be there, and when we allow it to dictate how we feel and eat, it is easy to get jaded by all the information we receive. We all know what to eat! It’s not a mystery. Eating right has nothing to do with food. It is about the way we eat our food.  Our thoughts, emotions, and attitude toward ourselves influence how we eat. When we change our attitude and find more peace and joy in who we are and what we do, our bodies will start to stabilize and normalize without dieting. You are not your body. Get in touch with who you are and transform your life. In this episode, Camille Martin, a registered dietician and former chronic dieter, talks about how we can shed the stress and the resistance we bring into our lives to shed physical pounds. There are a lot of reasons why 95% of diets fail, and we are going to get to the root of all these issues. Take a listen!   Snapshot of the Key Points from the Episode: [01:53] Camille's experience with dieting and eating disorders and how she got out of the dieting spiral, overcame the resistance, and turned everything around. [06:08] The psychological side of dieting and weight gain and how it can dominate your thoughts and behaviors.    [08:07] How Camille works with her clients to help them shed the thought process that has been ingrained in them for decades.  [11:21] What leads to sugar craving and emotional eating and how to manage, untrain ourselves and break the habit. Camille suggests micro steps that you can start practicing immediately to modify bad habits to good ones.  [14:41] The therapy side of diet is not about the food but how you eat it.  [16:06] Camille’s advice on the amount of daily routine that you should try to incorporate into your lifestyle  [18:47] Key takeaways from Camille to women who are struggling on how they can take the lead and reclaim their life About Camille Martin -  Camille is a registered dietitian, public health writer, and former chronic dieter dedicated to helping women quit dieting, set bigger and better goals, reclaim their excitement for life — and lose weight in the process. She spent nearly 25 years of her life on a diet, and she’s passionate about showing women how to break free from the downward dieting spiral of failure and the shame it brings. She learned through a long (and sometimes painful) process how to improve her relationship with food, change her destructive habits and negative thought patterns, and lose weight without dieting. Her mission is to help women learn so they can short-cut that process and be on their way to a happier, healthier life — one that’s no longer dominated by desperation to lose weight . . . but that will naturally help you lose it. In her "other" life, she is an editor for the Centers for Disease Control and Prevention, the author of Love to Lose, and a proud mom of two beautiful daughters and their rescue dogs.   How to connect with Camille Martin: Website: https://camillemartinrd.com/ Instagram: https://www.instagram.com/camille_martin_rd/?hl=en Facebook - https://www.facebook.com/camillemartinrd/ Get Camille's book: https://camillemartinrd.com/shop/   About Risa Morimoto  Founder and CEO of Modern Aging, Risa is a certified integrative nutrition health coach. Episode 78 - The Benefits Of Hydrogen On Health And Performance with Alex Tarnava

Did you know that hydrogen-rich water (hrw) can protect your body? It can help you improve sleep, overall health, and recovery from muscle soreness. Hydrogen has a regulatory role in our cells. In fact, our mitochondria evolve from a hydrogen-dependent organelle, and every cell in our bodies has a base level of hydrogen gas in it. That is not all; a lot of bacteria in our bodies also produces hydrogen while other consumes hydrogen, which shows the integral role of hydrogen. Most of us aren’t healthy all the time, and hydrogen can help us address chronic conditions and different stresses on a day-to-day basis. If you work out too hard, hydrogen might help you recover from that. If you didn’t sleep well enough, hydrogen helps you be your best and improve sleep outcomes.  In this episode, Alex Tarnava, the founder and CEO of Drink HRW, talks about the science behind hydrogen, why it’s so effective and how you should take it. He also discusses their products and how we should fight all those free radicles and optimize our health for longevity.     Snapshot of the Key Points from the Episode: [01:43] Alex shares his journey and how he discovered the power of hydrogen.  [09:22] How hydrogen works in our bodies, and why is it so effective?  [14:59] Hydrogen's role in reducing oxidative stress and why oxidative stress every once in a while is good for our health. [17:59] What is autophagy, and how hydrogen enhances the process to promote health? [23:56] Alex's advice on how often to take hydrogen and tailor it to your needs to benefit  [25:21] Alex's Drink HRW products, how they work, and how to use them for maximum benefit.  [28:29] Ageless Defense capsules and how they stop the formation and protect us from the effect of AGES (Advanced glycation end-products) [33:14] Boost and how it helps build and maintain muscle mass and provides mental and physical stimulation without creating reliance  About Alex Tarnava -  Alex Tarnava has a passion for health and fitness, learning, and self-improvement. After a lifetime of sports activity, he was shocked to find he’d developed osteoarthritis while still in his physical prime. Unwilling to give up his way of life, he dosed himself regularly with Naproxen to counter the pain and discomfort he lived with every day. Over time, the drug’s effects lessened while the gastrointestinal side effects increased. Searching for alternatives, Alex scoured the internet medical sites looking for emerging treatments that would help, reading hundreds of published articles in the process. This was where he happened upon the potential of molecular hydrogen. Skeptical at first, the more he read, the more interested he became in its potential. Testing every available commercial product on the market, he was disillusioned by their claims and lack of effectiveness. None of the companies came close to providing a product that was even close to what was being tested in human studies across the scientific world. None had the hydrogen saturation he knew from reading the science was necessary to effect results. Motivated by pain and the hope he garnered from his research, he began to experiment with ways of replicating the dosage levels being used successfully across the scientific community. After a time, he realized he needed real expertise and sought out Dr. Richard Holland’s counsel. After a thrilling ride through discovery, multiple experimentations, and finally success, Rejuvenation hydrogen tablets are finally ready for the public. Alex remains committed to bringing relief through Rejuvenation and several other planned products to not just other sufferers but anyone interested in preventative health and longevity. Together, his team wants to ensure that everyone has the chance to experience the tremendous benefits of daily use of molecular hydrogen in a safe and effective manner.   Resources Mentioned - 10% off for Modern Aging viewers! Episode 76 - CBDA vs. CBD - Why CBDA Is More Effective And Efficient For Pain Relief With Stacy Cason

Cannabis and CBD has been quite the game changer for millions of people who are chronic sufferers. But have you heard of CBDA? CBDA is the compound before it's extracted to become CBD. CBDA potentially has higher effectiveness and can be more efficient than CBD at activating the serotonin receptor, which reduces anxiety and nausea.  CBDA is effective in treating anxiety and pain, insomnia, nausea, epilepsy, and other conditions like anxiety.  In this episode, Founder and CEO of Planetarie, Stacy Cason digs deep into her understanding of CBD and CBDA and why CBDA can potentially be an effective medicine to treat many different ailments. She also talks about the recent research on how CBDA can potentially prevent COVID-19. Snapshot of the Key Points from the Episode: [02:00] The background history of Stacy Cason. Stacy talks about how she discovered planetarie.com, why she decided to focus on it, and the difference between CBD and CBDA. [07:12] Stacy explains why cannabis industries focus mainly on CBD, not CBDA. [10:06] Stacy elaborates on what forms of CBDA are used to treat pain and some other ways you can use CBDA.  [13:37] Stacy explains how one can prescribe CBDA to themselves.  [17:10] Stacy's definition of terpenes and how it is used in CBDA. Stacy also talks about the different products she has created from CBDA and how it benefits people. [22:18] Stacy expounds on CBDA and Covid-19. How do they relate?   About Stacey Cason - Stacy Cason, CEO and founder of Planetarie, a water-extracted hemp business in Colorado, is a specialist in healthier alternatives to alcohol-derived cannabinoids.  Stacy Cason is a case study in taking the road less traveled. Starting with a 15-year tenure as a medical professional holding role as an ICU Nurse and anesthesiology nurse practitioner (CRNA), Cason had a front-row seat to pain management and the effects of the opioid crisis. But it was her offshoot career as a real estate developer that serendipitously led her into the world of hemp and changed the trajectory of her career and we believe, the world of pain management. Stacy got into hemp first as a grower, as a business strategy to develop land she recently purchased, believing in the medicinal power of hemp and its alignment with her vision to offer non-addictive, natural alternatives for pain management. She discovered there was a processing issue when she went to harvest her crops, realizing as a scientist that the efficacy of hemp was being diminished by the current industry standard processing methods — ethanol and CO2 — which degrade the living cannabinoids, rendering them less bioavailable. Cason believed there had to be a healthier way, and had the entrepreneurial audacity to engineer a new processing method that would retain the living cannabinoids, delivering the full medicinal benefits of hemp, with none of the harm, through fully stabilized, raw CBDa. Through tireless research, passion and development, Cason founded Planetarie and created an environmentally friendly water-extraction technology.  Knowing she was able to offer the industry a better form of CBD, Cason developed a manufacturing facility with the objective of being an ingredient supplier. But she was quickly disillusioned when she realized the race to the CBD market was cluttered with marketers eager to make CBD claims, many of which did not share Cason’s commitment to efficacy, transparency and integrity. And so she made another career pivot, developing her own pain management product line: Planetarie. The first and only water-extracted CBDa line, delivering the raw, most bio-available medicinal benefits of hemp to the consumer through a range of topical and ingestible delivery systems.  In addition to her role helming Planetarie, Cason — a rural north Louisiana native — is a scientist, athlete and businesswoman who believes in inspirational leadership and integrity. An avid learner, Cason accumulated numerous degrees including a Bachelor of Science Degree in Nursing, Masters of Science in Anesthesiology, an Executive Masters of Business Administration, and is an alumnus of Harvard University. Cason presently resides with her golden retriever in Colorado, where she also holds titles of Ironman, bodybuilder, investor, speaker and an active philanthropist.   How to Connect with Stacy Cason: LinkedIn –  https://www.linkedin.com/company/planetarie/ Instagram -  https://www.instagram.com/planetarie_official/ Facebook – https://www.facebook.com/people/Planetarie_Official/100082345056236/ Website -  https://www.planetarie.com/   About Risa Morimoto -  Founder and CEO of Modern Aging, Risa is a certified integrative nutrition health coach. Episode 72 - Why Puerto Vallarta is a great place to retire in 2022 with Taniel Chemsian

When we start to think about retirement, many people dream of moving to another city, town, or even a different country.   Perhaps they had always dreamed of moving abroad, but their job kept them from doing so.     For many North Americans, Mexico is an ideal place to retire.  It has year-round warm weather, close proximity to the U.S. and Canada, lower cost of living, good healthcare, and is safe depending on where you decide to live.  Over the last decade, Puerto Vallarta has become not only a very popular tourist destination but also an ideal retirement spot for thousands of retirees. Puerto Vallarta is nestled between the Sierra Madre mountains and Banderas Bay.  It is the only colonial port town in all of Mexico.   They have a  robust healthcare system, safe for foreigners, infrastructure to handle the influx of foreigners, plenty of outdoor (and indoor) activities, incredible beaches, friendly communities, and great year-round weather (though it can admittedly get very hot and humid during the summer months). In this episode, real estate agent Taniel Chemsian talks about why you might want to consider retiring to Puerto Vallarta, Mexico.  He shares how the real estate market has changed over the last 2 years, what neighborhoods are ideal to live in, and what makes Puerto Vallarta a special place to live.   Snapshot of the Key Points from the Episode: [03:05] What appealed Taniel to move to Puerto Vallarta 21 years ago from Los Angeles? [05:15] Where is Puerto Vallarta located geographically? Why do most people get appealed? What makes it unique from other cities in Mexico? [09:03] Why is Puerto Vallarta a great place to retire? [10:34] How much does a typical health checkup cost in Puerto Vallarta? What makes its health system different from the States? [12:48] Is having your own vehicle a must in Puerto Vallarta? What is the best form of transportation in Puerto Vallarta? [14:24] What makes the lifestyle of Puerto Vallarta appealing after retirement? [17:48] Taniel shares the numbers on how much you need to spend on a house in different areas in Puerto Vallarta. And what are the property values? [24:56] Why is Fluvial an excellent area for real estate in Puerto Vallarta? [27:28] Daniel talks about the difference between Puerto Vallarta 21years ago and now. [28:14] What are some of the most important first steps for people interested in retiring in Puerto Vallarta?   About Taniel Chemsian: Taniel Chemsian is a Senior Sales Associate at Timothy Real Estate Group, representing some of the finest properties and condominium developments in Puerto Vallarta, Mexico. Taniel specializes in matching luxury clientele with the perfect second homes vacation getaways, income properties, and retirement residences.
