Our veterans have selflessly served our country and now we can return the favor by serving them. As our guest says today, “Realtors are the gate keeper’s to home ownership” and we need to take that seriously especially with our veterans. Our jaws were on the floor learning the ins and outs of VA home loans and debunking so many commonly accepted myths. We loved welcoming veteran and agent, Samantha Catterall and one of her lender partners, Liz Going.    Liz Going is a Local Mortgage lender who has made it her mission to serve those who have served.  Liz has never served but comes from a family with a long military history including several family members who have served this country, and is passionate about being an advocate for her military borrowers in the marketplace. Liz has earned several VA accreditations including the Certified Veteran Mortgage Advisor title, and has become one of the top local VA lenders in the state of New Hampshire. Through advocacy and educational courses for real estate agents, Liz shares in an effort to promote Veteran Home Ownership in the state of New Hampshire and help bust the myths surrounding the VA loan.   Samantha Catterall, a true New Hampshire native, enlisted in the Vermont Army National Guard after high school, specializing in supply. With a degree in Business Administration and a flair for Interior Design, Samantha transitioned into real estate two and a half years ago. She is currently a Realtor with Keller Williams Coastal and Lakes & Mountains on the Legacy Group Team. Notably, half of her clientele are fellow veterans, a testament to her understanding and connection within the veteran community. 221: Haunted House Stories

DISCLAIMER: If you are triggered by death, crime, paranormal activity and general creepy stuff, then this is not the episode for you. We meant no disrespect to the deceased referenced in the show. With that being said we tell some seriously wild listener submitted stories and we have quite a few laughs. We had a hard time getting through some of these due to general icks and a few cases of the uncontrollable giggles. We learned a lot about our listeners including they are incredibly brave, sometimes to a fault, and are excellent writers. In honor of their writing prowess and the O.G. scary story teller, Edgar Allen Poe, we play a little game of “name that short story”. 219: Process Over Outcome, Trusting Your Real Estate Process in Any Market

When the market slows it can be hard to “trust the process”. Nervous sellers and reluctant buyers asking lots of questions and feeling all the feels can make you doubt your systems and processes. In this episode we dive into what happens when you put blinders on and just focus on the process. We are answering the tough questions like what happens if your listing doesn’t sell? Why should you treat your current clients like gold? What should you do about your database? Should you change everything based on what your clients want you to do? It’s time to talk about standing in a bit of discomfort and finding ways to stay vigilant with your processes. 218: Real Estate Contingencies Explained

Whether you are new to the real estate industry or a seasoned veteran, offers contingent on the sale of another home have likely not been on your radar the last few years. When the market was beyond competitive and most houses were getting multiple offers, asking a seller to take your offer contingent on the sale of your home was, well, out of the question. In this episode we are going to talk about what sellers need to look for when reviewing a contingent offer and why contingent offers aren’t inherently bad. With lots of move up buyers feeling stuck in their home and worried about not finding what they want, who could blame them for not blindly listing their home for sale and hoping for the best. Contingent offers can be a great tool for buyers and shouldn’t be immediately dismissed by sellers. We are going to give you all the tools you need as the listing agent to make sure your sellers make the right choice for them and respond confidently to all contingent offers!    Please revisit episode 65 if you are a buyer looking to buy and sell at the same time as we give all of the options and a step by step of that process!   Leave us a review at ratethispodcast.com/hustlehumbly Get your FREE Database Template  Email Templates 101: emailtemplates101.com Agent Systems 101: agentsystems101.com All Resources: hustlehumblypodcast.com Submit your topic ideas and toasts to hello@hustlehumblypodcast.com.

206: Why Agents Get a Bad Rep

The number one mission of Hustle Humbly is to bring professionalism back to the Realtor brand. When we received a message from a local real estate investor frustrated with the behavior of multiple agents, we decided it was time for a revisit. If you haven’t listened to episode 23, make sure you do! It’s one of our favorites, “The 3 P’s of Professionalism”.    So what are the behaviors that are giving all agents a bad rep? We are going to tell you! And, believe us, we wish the list were shorter. Agents advertising everywhere that they work 24/7 on one end and agents you are sure are fictitious characters since you can never find them on the other. We are tackling the tough topics of training, sharing value, and some of the industry common practices that we are ready to see hit the road permanently. 199: Building a Design Business with Alma Homes

This week on the pod we are thrilled to snag a guest who’s designs we’ve been following for years! There’s nothing better than an email update from the famous Alma Homes where we get to see beautiful houses plus hear what the owner, Kirsten, is up to. We even learned about her recent 30A beach condo reno this way and just got back from staying in that perfect space!    Kirsten Erickson is the Owner of Alma Homes, a boutique design-build firm based out of Minneapolis, MN.  She founded Alma in 2017 with the intent to create beautiful homes that are designed around the way her clients’ lived. We loved interviewing her to learn about this journey and the business she has built.   Ever since 8th grade, Kirsten knew she wanted to become an architect, but had no real life exposure or experience in the industry.  So, she threw herself into the design world during college, graduating with a Masters of Architecture, an MBA, as well as minors in Housing Studies and Construction Management. When we say Kirsten wears all the hats, we mean Kirsten wears ALL. THE. HATS!      As a company, Alma Homes focuses on building high end custom homes and whole home remodels in the Twin Cities metro area.  They also offer our interior design services nation-wide.  They believe your home should be a reflection of your style and the way your family lives, and as such, focus on quality over quantity, and are thrilled to work with clients who end the build process feeling like family. Whether you know Alma Homes or this is your first introduction to them, you are in for a treat!    Find Kirsten at www.almahomes.com Instagram: @almahomes Tiktok: @almahomes Pinterest: @almahomes  Leave us a review at ratethispodcast.com/hustlehumbly Get your FREE Database Template  Email Templates 101: emailtemplates101.com Agent Systems 101: agentsystems101.com All Resources: hustlehumblypodcast.com Submit your topic ideas and toasts to hello@hustlehumblypodcast.com.

198: Real Estate Specific Side Hustles; Full Time vs Part Time Agents

By 2022 the number of Realtors peaked at over 1.6 million. In 2023 nearly 32,000 agents left the field. As the market has shifted and in some ways stalled out, many agents are looking to supplement their real estate earnings before they call it quits. In this chat we give you a huge list of potential side hustles that won’t pull your focus away from your real estate work, but will compliment it.    The popularity of real estate careers can be attributed to flexibility, the love of houses or people, and oftentimes the ability to work part time. Many agents get their footing by easing into their real estate career while working part time and maintaining another job. In this episode we talk about the difference between working part time and full time as an agent and how to avoid possible problems and mindset pitfalls. 192: Do You Get What You Pay For? Talking to an Ex-Discount Brokerage Agent

Non-traditional broker, flat-fee broker, limited-service broker or simply discount broker, there are quite a few names for a brokerage that doesn’t run in the “standard” model. In this episode we interviewed one of our listeners who kindly volunteered to talk about her time at a discount brokerage. Michele started at a discount brokerage her first year in real estate and closed 113 transactions that year. Her office operated with about 350 listings going at any given time and a very small staff.  She shares with us how the office got leads and how they served their clients. We learn about the general office philosophies plus lots of specifics on their processes. Talking with Michele was truly eye opening. As an agent on the other side of a transaction with a limited-service broker you can guess what is going on behind the scenes, but to hear a personal account of how this office ran was fascinating. This may be the first time we have truly been at a loss for words during the show. Cold feet and buyer’s remorse are real life problems that may take your real estate transaction from pleasant to painful in an instant. As an agent helping your buyers understand what they might want to check is just as important. The goal is for every person involved in the transaction to leave the due diligence period feeling confident and most importantly excited to move toward the purchase. Imagine a world with no last minute regrets, trying to get out of a contract, getting stuck with a mortgage you don’t want, or moving into a new home and feeling like you made a mistake. 154: FSBOs: Speaking to Your Value

We reluctantly recorded this much requested episode but ended up LOVING the conversation! You know how it feels when your potential seller or a FSBO says to you, “Why should I pay YOU? Anyone can do this.” Cue that sheepish voice in your head that says, “You’re right. Anyone can get a real estate license. This topic can be a bit overwhelming, but it doesn’t have to be. In 1968 the Fair Housing Act, also called Title VIII of the Civil Rights Act of 1968 was signed into federal law. As a Realtor it is our duty to protect homeownership for anyone that wants to achieve it. In this episode we share exactly who is protected by the Fair Housing Act. We discuss best practices and systems to make sure you are working within the law. We also get specific on how to handle things like buyer love letters, buyer requests for safety or school information, and how to keep your marketing legal. 149: The Forever Home Myth

Picture it: you have your first consultation call or appointment with a new buyer and they adamantly state they are buying their FOREVER HOME. Oh good. No pressure. In this episode we uncover all the reasons that a “forever home” might not be yours, well, forever. We address the importance of thinking about the future use of your home when you are trying to stay there long term. We also share how you need to approach this type of buyer and how you can serve them best. We uncover the nuances of home tenure and learn that the stat itself isn’t very easy to find. 141: Money Talks

What better topic for tax day than digging in and talking about money?! Sarah Becker from the “Becker Talks Money” podcast joins us to help remove the stigma and confusion around talking about money. As entrepreneurs in a career with so much uncertainty, financial planning can be very scary. We tackle entry level retirement investing and talk about what it really means to diversify. Sarah shares with us keys to budget planning when you aren’t quite sure when your next paycheck will show up. Historically women have shied away from talking about and taking control of their financial life and Sarah is breaking down those walls for us. As with so many of our topics the underlying problem when it comes to finances is usually mindset and education. Come listen in on a great conversation about taking charge of your finances and your life. Find Sarah Becker on social media @beckertalksmoney and @sarahbeckerphoto.  About Sarah: After 10 years as a wedding photographer, real estate investor and small business owner, Sarah Becker kept hearing the same story from her friends over and over again. While outwardly successful in their businesses, they were utterly failing in their financial goals - if they even had financial goals. So, she started asking every business woman she knew about their money. Along the way, she learned that only 2% of the female entrepreneurs in her network were happy with the state of their finances. Sarah believes that money doesn’t have to be scary, that curiosity is more important than correctness and that everyone can become an expert of their own money with a little help. When she’s not crunching numbers, you can find her renovating a river cabin with her partner Barry, taking her dachshund Gus for a long morning walk, and planning to have Asian food for dinner (again).
