Opt Out of Life with Nate Broughton

Welcome to the Good Life Property Management podcast! I’m your host, Steve Welty. This is a show for property management entrepreneurs who want to build not only a great business but also great lives. I’m here to help you gain the freedom to live life on your own terms while creating a positive impact in the world. Also, please check out Steve Welty’s Music! In this episode, I talk to Nathaniel Broughton. He specialized in online marketing and private investments in the Southern California region. He is married to Kristi, and they live in San Diego, CA, with our two sons. Nate enjoys the work hard play hard lifestyle, and in between his trips to the beach, you'll find the family globetrotting during their downtime. Nate and I chat about his involvement with large businesses in the 7, 8 and 9 figure range and two of his own service and commission-driven businesses. Nate "fell into an entrepreneurial company which offered him a job" in San Diego when he was 18 in 2001. He worked to grow the business until four years later when they sold the business. Nate considers this experience his "trial by fire in college" and how he learned online marketing and generating sales online. I dig into how Nate stayed in his career and his "why" for working in the online sales industry and how Nate embraced the "opt out" Life. Having the freedom of time and place was the heyday in Nate's mind. He was around in the golden era of online income, no matter where you are in the world. Nate decided to stay in San Diego as this is a hotbed of opportunity for making money online. When he planted his flag, he decided to start a business connection group, hosting dinner for the first SoCal.ly group. He hosted the dinner every quarter to invite his connections to the network. He currently has 400 business owners to come to his event. Opt Out Life, a movement started by Nate, resonates with many people. Nate tells stories of his tribe who has followed this trend and how they make Opt-Out Life work in their lifestyle. Income, Life, and time are three essential aspects of Opt Out Life. There are often bold decisions along the path created by those in Opt Out Life. Have the courage and curiosity to find a different way of Life. Nate talks about mindset shifts and experiences in his personal and professional career, which has given him growth. One of his current priorities is to be present for his children, walking them to school and being at their games and activities. He and his wife enjoy extensively traveling with their kids regularly. Nate gives us advice on how to choose the right business partner, how he's never found one career path he's fallen in love with yet, and his experience with keyword research and SEO for his clients. Please share this episode with a friend and leave a review of Good Life Property Management!   In This Episode: [01:37] - Nate talks about his part in many different businesses. The One Thing

In this episode, I chat about our mastermind, Tribe Denver, and takeaways from our tribe gathering. In addition to our mastermind, I visited HPF High Performance Forum from Darren Hardy. Give 10%, spend 10% on yourself, and invest 10% of your income on yourself. I decided to attend the HPF as part of investing 10% in myself. I talk about my experience with my strategic coach. One important lesson I’ve learned is that we are all good at different things. My superpower is being able to come up with a bunch of ideas. Gaining new capabilities is better than earning cash, which is one of the reasons I’m investing in myself to learn more and gain more capabilities. To make more money, you have to work less - you have to do fewer things. Constantly being busy leaves you no time to transform, to go deeper with empathy, or to be more patient. Be a business with a mission, not a mission with a business. I dig into how I’ve paired down my books to only 25 books, as I’m keeping only the books that have had a significant impact on my life. I revisited my “one thing” after rereading The One Thing again and realized there are multiple “one things.” Even though they don’t directly impact my business, they affect you, which impacts your business. I’ve focused on my state of being, and recently read “Top five regrets of the Dying” study, and four of the five regrets, as I interpret them, are about honoring your true self.  There are three categories to have your “one thing.” My spiritual one thing is to meditate. Physical one thing is to strength train daily. A mental game for me is focusing on learning instead of watching TV on the weekend. Marriage with words of affirmation to my wife everyday. Please share this episode with a friend and leave a review of Good Life Property Management!   In This Episode: [01:20] - Takeaways from the Tribe Denver mastermind. [03:10] - My experience with High Performance Forum. [04:25] - What has been happening on my personal front. [06:04] - Gaining new capabilities is better than gaining cash.  [07:13] - I breakdown one of my favorite mantras, “To make more money, you have to work less.” [08:36] - Why I was resistant to rereading The One Thing [10:33] - What’s the domino you can knock over that will knock over the other dominoes? [13:09] - Charles Krackower’s dying letter “I live the life I intended”. [16:06] - How I cultivate my team of “A Players” at Good Life. [17:48] - The team at Keller William’s and how they chose their “one thing”. I’m here to help you gain the freedom to live life on your own terms while creating a positive impact in the world. Also, please check out Steve Welty’s Music! On this episode, I want to talk about purchasing commercial space. Rob and I sit down and discuss how you can buy retail space in an opportunity zone. These are areas which have been designated by the federal government which is ripe for redevelopment. Rob recently purchased a commercial property, and while he was researching real estate to purchase, he discovered the opportunity zone.  Rob lucked out as the building he bought was in an opportunity zone. With his building, he doesn’t pay tax on the appreciation if he owns the building for 10 years. These properties fall under the 1031 Tax Exchange. We talk about how Rob is using economic occupancy toward a specific goal. One item which isn’t covered by economic occupancy is maintenance costs. Rob always invests with partners, not necessarily with a long-term plan. Finding the deal flow matters. Rob and I discuss how he breaks down his share in the company and what is his company worth long-term.   Who is the person who is the escalation point in your company? Your team must have a vested interest in your business. Rob says he likes the “bricks and sticks” of business. He also subscribes to “Vision through purposeful action” which encompasses a challenge which Rob chats about on this episode. We dig into the mind, how our mind and the voices in our mind can create havoc for us. Rob and I talk about making peace with the thoughts in our mind and how we can apply the process of acceptance to many of the troubling thoughts in our head. Rob is a fan of Michael Singer and his book Untethered. We discuss how to reframe the thoughts in your head to create more peace for yourself. The Secret Weapon in Business: WHY

Welcome to the Good Life Property Management podcast! I’m your host, Steve Welty. This is a show for property management entrepreneurs who want to build not only a great business but also great lives. I’m here to help you gain the freedom to live life on your own terms while creating a positive impact in the world. Also, please check out Steve Welty's Music! On this episode, I want to talk about your “why.” Wait! Before you simply turn off the episode or quit reading, hear me out. I’ve read it before, but the other day I was going through my Audible account and saw Start With Why by Simon Sinek, and after listening to the first couple of hours, I was inspired.  In the book, Simon talks about how people don’t buy what you do, they buy why you do it. This struck home for me as I reflected on the different shapes my business has taken over the years. Throughout this episode, I chat about my “why’s” and the “why’s” of the people I work with and how they’ve impacted my business. I also tell a couple of stories about different organizations I’ve been involved with and how their why’s have touched my life. Knowing your “why” is what allows you to build deep relationships with your clients. Think about that for a moment. What are you selling to your clients? Are you selling them features? Because selling features is the wrong approach to building a lasting business. Building and nurturing relationships are the ways to create a strong and meaningful foundation and you why is the basis of that relationship. There aren’t a lot of places for property managers and property management companies to come together and discuss their why’s for being in business. This is why I wanted to bring this topic to you today. What is your “why?” What keeps you in business? Listen in to learn more about mine! Also, learn a couple of my pet peeves in business and how keeping your word, keeps you on my good side! In This Episode: [00:15] - Welcome back to the show! Steve chats about coming from a refreshing meeting with his strategic support partner Rita. [02:56] - Learn one of the secret weapons in business: the Why! [04:20] - People don’t buy what you do, they buy why you do it. Simon Sinek - Start With Why [06:16] - However it looks put what lights you up at the forefront of your business.  [07:23] - How the “why” has altered Steve’s business over time. [09:44] - Learn how those who thrive differ from those who don’t. [13:02] - What separates great leaders from leaders?  [14:15] - When you have an issue, you can usually trace it back to a leadership issue.  [16:01] - Learn one of Steve’s “why’s.”  [17:11] - Check out how Netflix has changed HR and fixed morale. [20:06] - Informal lunches and coffee chats have impacted Steve’s office morale. [21:09] - Steve wraps up the episode by recapping his “why’s.” [23:27] - Like this episode? Today, my show, 10 Things I Believe will give you a brain dump on what I believe in and what I can put my flag on. Recently, I have thought about my beliefs and how other views resonate with me, but I haven't clearly set them all in my podcast. In this episode, I talk about my 10 Things I Believe, including my beliefs that may not be mainstream. I know my nature tells me what I need to do in life, including being present and reconnecting to the universe. Space is the ultimate time hack and what happens when I create space. Co-creation, nine times out of ten, has another creation come out of the one I created with another person. I also chat about how saying the word "creativity" is used as a tool and get me excited about doing an activity if I can see it as creative. I talk about how our world has become very transactional and transformative people in this world are the ones that will really stand out. I like to keep things as simple as possible, for example, I have three crucial results for the week and three for each day. Creating space and presence for the activities you enjoy while you are an entrepreneur is essential to put yourself to the forefront of your life. Put your flag in the sand where you are. In This Episode: [01:52] Belief #1: The power of presence, the voice in your head isn’t who you really are. [04:47] Belief #2: Space is the catalyst to presence. [06:09] Belief #3: Small habits build big outcomes. [07:47] Belief #4: Co-creation is the best-kept secret no one is talking about. [09:56] Belief #5: I want my business to increase in value and less of my time. [12:09] Belief #6: Podcasts and creating content for content sake. [14:19] Belief #7: Simplicity wins, it’s a pillar at Good Life Property Management. [15:46] Belief #8: Living the life which is true to yourself. [17:01] Belief #9: Care 10% less of what people think about you and be 10% more authentic to yourself. [18:01] Belief #10: Leap and the net will appear. Make the leap and amazing things will happen. Creating an Unstoppable Culture w/ Mike Schraepfer

Welcome to the Good Life Property Management podcast! I’m your host, Steve Welty. This is a show for property management entrepreneurs who want to build not only great business, but also great lives. I’m here to help you gain the freedom to live life on your own terms while creating a positive impact in the world. Also, please check out Steve Welty's Music! Mike Schraepfer is a super savvy broker, owner, and investor from Minnesota. We connected by chance on Facebook, and I was intrigued by his ideas on investing in real estate with a team. I’m happy to say that he’s willing to share that information with everyone in today’s episode, so don’t miss this one! As he explains today, Mike started out “backwards” by being an investor first when he was 18. He then got into renovation and construction, and backed into property management from there. He started on the MLS, he explains, and started off with college rentals since he was a student and that was the market he understood. Now, he personally owns over 125 homes, and the entire portfolio averages over a 10% cap rate. When Mike wanted to keep the best talent at his company, his first thought was that he wanted to help his staff invest in properties too. This would both help them financially and encourage them to keep working with Mike. He created an investment class for them, as well as a system to take away some of the financial barriers to investing in property. In our conversation, Mike explains this 9-unit class and how it works. He’ll talk about how he works on finding a property to buy as part of the class, as well as what happens next once he’s found the property. His goal, he explains, is to take his students through all the motions so they overcome the barrier and realize that buying a property is simpler than they might think. He’ll touch on all these steps throughout our conversation, so this is a great place to start if you’re interested in implementing something like this at your company! In This Episode: [00:14] - Welcome to the show! Today, Mike Schraepfer is here to share some of his thoughts on investing in real estate with a team. [01:48] - We hear about who Mike is personally and professionally, and how he became a property manager. [03:30] - During the economic downturn, how was the market impacted in Duluth as opposed to other places? [04:47] - Mike talks about whether his portfolio is single-family homes, duplexes, or triplexes. [05:57] - We hear about how Mike came up with the idea of helping his team to invest in real estate, and what it looked like early on. [08:03] - When Mike set up his class, did everyone jump on board, or were only some people interested? [09:14] - We hear more about the class itself. [10:39] - What does property-hunting look like for Mike, specifically when it comes to finding properties for his classes? [12:31] - After Mike finds a property for one of his classes, what happens next? [14:03] - Mike shares some information on his buying criteria, and talks about ways in which he avoids gambling. [17:15] - We hear about how Mike holds title to the properties from the classes, and whether he has any partners. [19:01] - How many properties did Mike need to have before a bank let him close as an LLC? [22:28] - Steve points out that particularly hungry team members can go and find deals but may not qualify for a bank loan, which can lead to creating opportunities for each other. [23:53] - Are there any pitfalls or lessons that Mike learned along the way? [24:45] - Is there anything else culture-wise that Mike has done to become successful in his business? [25:50] - Mike explains another initiative that he created to be a strong neighbor within the community. [27:55] - What benefits has Mike seen, and how did they come up for him? [29:57] - Mike talks about the flexible unlimited vacation time that his company offers. 7 Threats To My Bigger Future

I recently did an exercise that had a big impact on me, and I’m going to break it down for you today. We talk a lot in this podcast about building bigger futures and staying on track, but less time thinking about the threats to those futures. And that’s the exercise I did: I sat down and figured out the biggest threats to my bigger future. It was definitely powerful, and I strongly recommend that you do this exercise for yourself. My list ended up having seven items, but you might come up with more or fewer. I’ll list mine here to help you start, but don’t feel constrained by these! Without further ado, here are mine: Small goals/small vision. Thanks to this exercise, I was able to go bigger on my vision! Too much “how”ing. Not staying in unique ability. Basing decisions on what others might think. Not putting enough focus into key relationships. Not investing enough money in the business. Not investing enough money in myself. Like I mentioned, this was a really eye-opening exercise for me. I think once you listen to this episode and understand what I mean by each of these threats, you’ll see how powerful this exercise can be and the value that it can add to your business too. Tune in, and then take some time to make your own list of the biggest threats to your bigger future. Let’s succeed together! In This Episode: [00:32] - Steve explains what today’s special episode will be about. [00:58] - We learn that Steve recently sat down and figured out the biggest threats to his bigger future. [01:51] - Steve’s first threat is small goals, he explains, and talks about why that is such a threat. [03:44] - The second item that Steve identified as a threat is too much “how”ing. [06:16] - Steve shares his third threat, which relates to unique ability. [07:54] - Steve’s fourth threat is basing decisions off of what other people might think. [08:53] - We learn about Steve’s fifth threat, which involves focusing on key relationships. [10:37] - Threat #6 is not investing enough money in business, and #7 is not investing enough in himself. [12:55] - Steve recaps what he’s been talking about in this episode, and encourages listeners to go over threats to their own bigger futures. [13:15] - We hear one of Steve’s new songs to close out the episode. Help your team buy real estate with an Employee Fund- Talking w/ Jake Durtschi

Jake Durtschi joins me today for a conversation about helping your team to buy real estate with an employee fund. Jake and I met less than a month ago at the Tribe Mastermind, and I’m so glad we did! He owns a property management company in Idaho, and I was blown away and inspired to learn his take on things and how he manages his team and his business. As you’ll learn today, Jake runs an employee fund that helps his team to buy real estate or become part owner in a real estate investment. He found that it was challenging to have his team really understand what it’s like to be an investor, and struggled with the empathy gap. He also wanted to help his team members create some passive revenue. This employee fund achieves both. Jake’s company gives annual profit-sharing, and the profit share that each employee receives gets matched in the employee fund. With that money, they’re able to buy equity in the company, so their equity amount increases each year. This helps them financially while also developing that empathy for investors that Jake finds so important. Tune into this episode to learn exactly how Jake runs this fund and makes it work for his company. He’ll talk about how employees vote (and how he protects himself from bad votes), how he handles active versus inactive members and people who have less interest in learning to invest, and the biggest lessons that he’s learned and things he would do differently. If you’re ready to increase employee satisfaction and retention, all while helping them to better understand the world of investment, absolutely don’t miss this conversation! In This Episode: [00:15] - Steve welcomes listener’s to today’s episode, which features a conversation with Jake Durtschi. [01:28] - Jake talks about his employee fund and the challenge he was solving by originally creating it. [03:15] - We learn about whether this program helps Jake’s team stay happy and stick around longer. [05:19] - Jake explains where the money that goes into the fund comes from, and talks about being the majority shareholder in the company. [08:07] - We hear about what power the team has as far as control and how voting works for shareholders. [09:24] - What if Jake’s entire team wants to buy something that he thinks is a horrible investment? How does he protect himself? [12:17] - Because Jake has more equity than anyone else, he has the most votes. [12:37] - Jake talks about how he handles active versus inactive members of the fund, and people who have zero interest in learning real estate but would like to be involved financially. [14:01] - How does Jake handle the sweat equity part of the equation? [15:34] - We learn about how money goes into and out of the employee fund. [17:10] - Are there any big issues that come to mind that Jake has dealt with, or something he wishes that he had done differently along the way? A Book That Changed My Life: The Untethered Soul

Today’s special episode will be a little different than usual. This one will have topics involving spirituality, just so you know in advance. With that said, the things I’ll cover have genuinely transformed my life, and I wanted to share in case they can do the same for you. I’ve been on a spiritual journey for my whole life, and I’ve gone through stages of finding time freedom, money freedom, and freedom of purpose. Right now, I’m on a journey to find freedom from self, and the book I’ll talk about today has changed everything for me. The Untethered Soul by Michael Singer has given me many amazing nuggets of wisdom, which I’m excited to share with you today. For example, you aren’t your thoughts. Instead, you’re the consciousness behind the thoughts; you’re the space in between that’s actually observing what’s going on in your mind. Isn’t that powerful? As a result, as he explains, there are no problems other than the problems that the mind creates. Let your mind be your mind, and allow yourself to observe it rather than identifying with it. If you’re ready to explore a new way of seeing life, or if you’ve been considering reading The Untethered Soul but haven’t gotten to it yet, don’t miss this episode. Your life can be more fulfilling than you realize, and the way to get there may not be what you expect. In This Episode: [00:15] - Welcome to a slightly different episode! This one is all about a book that changed my life: The Untethered Soul by Michael Singer. [01:03] - Steve is really into freedom from self right now, he explains. [02:34] - We learn about some of the nuggets of wisdom that Steve has pulled from today’s book. [04:00] - Steve digs deeper into the process of becoming selfless and going beyond the self. [05:22] - We hear another pearl of wisdom from The Untethered Soul. [07:01] - Steve reiterates his point about how to deal with stressful thoughts. [08:36] - We hear another quote and concept from The Untethered Soul relating to your mind being a place that you go. [10:09] - Steve shares another point: if you challenge your limits, they’ll go away. [11:53] - Willpower is hard at the end of the day, but just meditating for a few minutes can make a difference. [12:08] - “When you cease to devote your life to satisfying your lower self as a means to being okay, your happiness and your joy will exponentially grow.” [13:31] - Steve recommends learning more about inner work by reading Michael Singer’s book. [13:58] - We hear a song that Steve recently wrote to close out the episode. Links and Resources: Steve Welty's Music steve@goodlifemgmt.com. Talking to Brandon Hall-The Real Estate CPA

Brandon Hall owns The Real Estate CPAs. I found him on a Google search, and was super impressed with his website. Within a few months of working after college, Brandon realized he wasn’t a good fit for the corporate world. In his efforts to find a way out, he bought a three-unit property, but realized it would take another decade or more of building a real estate portfolio to have enough money to exit the corporate world. Instead, he shifted gears and decided to start a business. He started scaling a CPA firm, which eventually allowed him to leave his job in a bit under three years.. He now has 12 full-time employees in his virtual firm, and has real estate clients in every state. Like property management, CPAs have traditionally worked in brick-and-mortar settings, and it’s fascinating to hear Brandon’s perspective on running a fully virtual company. Brandon is delightfully open in our conversation, admitting that he and his company have made some bigger screw-ups over the years that have cost clients money. Because of the way he handles these incidents, which he’ll cover in today’s episode, he typically ends up keeping these clients anyway. In our conversation today, Brandon will dig into what sort of impact he can offer to property management companies. Hiring a real accountant is an act of risk avoidance, he explains, and ensures that things are done right. He’ll also explore tax information that listeners should be aware of, including some options to save money by spending money (and the level of detail involved may convince you of why a CPA is so valuable!). Don’t miss this in-depth conversation to give you more insight into the finances of your business, and help you decide whether hiring a CPA is right for you. In This Episode: [00:15] - Steve welcomes listeners to today’s episode, which will feature a conversation with Brandon Hall. [01:54] - Brandon gives listeners some insight into who he is, what he does, and how he got to where he is now. [04:22] - We hear about Brandon’s journey into having a fully virtual firm in a realm that has traditionally been brick-and-mortar. [07:49] - Does Brandon’s company ever screw up? If so, how do they handle it? [10:44] - Brandon walks listeners through how he got to the point of standing out from the crowd in his business. [14:24] - We learn about what Brandon means when he says “scaling,” and how (if at all) it differs from growing. [15:43] - How does Brandon personally approach real estate investment now? [19:28] - Brandon digs into what impact his service can have for someone running a property management company. [24:32] - What are some common mistakes from a tax perspective that Brandon sees in the real estate world? [26:46] - Brandon shares some thoughts on recent tax changes that listeners should know about and might not be aware of. [30:00] - We hear more about Brandon’s perspective on sending money to save money with tax savings. [34:33] - How would Brandon walk a client through a rent versus sell decision on a primary residence? How would he factor in appreciation and market cycles? [39:59] - Brandon finishes up the conversation by offering some final words of wisdom and advice. [44:36] - Where can listeners find Brandon if they want to learn more about him and what he does? We’re in a mastermind together, so I know firsthand that he’s one of those people with a knack for seeing things differently and approaching them in an innovative way. When I recently took a month off after my son was born, almost everything went really smoothly. The one hitch was that I started getting worried about the money and financial controls. I wish NARPM provided more information on financially protecting yourself, and I hope that in the future they do! For now, though, this conversation with Bob should help. Bob’s background is in finance, so he has a solid grounding in these sorts of topics. We’ll talk today about strategies for how to implement checks to protect themselves once the business starts growing and we don’t want to have to do all of the financial aspects ourselves. He’ll reveal that the most likely person to steal from you and your company is the one you’d least expect. One of the best ways to avoid fraud and theft is separation of responsibilities, which Bob will outline today. We’ll discuss best practices for financial controls, the value of doing reconciliations every day instead of just at the end of the month, giving people the right level of authority in AppFolio, separation of tasks and responsibilities, and much more. If you want to protect your business from fraud (and who doesn’t?), this episode is for you! In This Episode: [00:15] - Welcome to today’s conversation with Bob Abbott! [01:50] - Steve explains why he wanted Bob to come on the show for this episode. [03:00] - Why is Bob particularly qualified to speak on the subject of financial controls? [04:32] - We learn about how to protect ourselves with financial controls once the company is growing enough that we don’t want to do everything ourselves. [06:27] - Often people start out as trustworthy before some event leads them to commit fraud, Bob points out. [07:21] - Bob talks about separation of responsibilities and what that can look like. [09:35] - Once you have your vendors set up, it saves time for your bookkeeper, Bob explains. He also talks about the value of daily reconciliations. [11:18] - How long do these daily reconciliations take, and what services does Bob offer regarding them? [13:10] - Steve talks about some AppFolio issues with roles and the level of control that each one has. [14:38] - Other than reconciling daily, what else should we be doing? [16:40] - Bob talks about whether someone could fraudulently change a payee and not have it caught in the daily reconciliation or audit. [17:58] - If you have separate people doing each of several tasks, you’re drastically decreasing the risk of fraud because people would need to work together. [18:30] - Where can people get in touch with Bob to learn more about the daily reconciliation service he offers? Links and Resources: Steve Welty's Music steve@goodlifemgmt.com. Strategies for Reducing Churn

Did you enjoy your holidays and New Year’s? I’m glad to be back with you in this episode! As always, if you’re interested in building a bigger future, you’re in the right place. Today, I’ll tell you about what my break entailed, what it did for my business, what I’ve been up to, one of my key goals in 2019, and a strategy I’ll employ to achieve it. You may know that I took the month of December off to be with my newborn son, Miles. I also took advice from my friend Clint Collins who recommended taking 30 days off to radically change your business. After all, your employees need to learn to function without you! When I got back, I had so much more clarity. This was easily the longest time I’ve ever taken off. When I got back to the office, you’ll never guess what happened. My team told me that not only had we added more doors, but we had hired two employees and restructured the company. Isn’t that incredible? When I wasn’t present to oversee everything, my team genuinely stepped up and made things happen. This lets me trust them to run these things while I focus on the bigger vision of the company. As you might have guessed, I definitely recommend taking a month off. It honestly changed my life, and I believe it can change yours too. Another recommendation I’d like to make today is to reduce your churn! After all, keeping doors you already have may be easier than adding new doors. This also means taking clients who are the right fit, not every potential client who you interact with. Tune into this episode to learn more about these points, as well as my three-point strategy to reduce churn. Let’s start 2019 off on a great note and get that churn percentage down! In This Episode: [00:15] - Steve welcomes listeners back to the show after the holidays, and explains the compelling reasons that he took December off. [02:36] - We hear about how Steve’s return to his office went after his month away. [04:12] - Steve shares a realization that he had during his month off. [06:20] - One of Steve’s big goals for 2019 is to reduce churn to 10%. He explains why this is so important, and why it may be a better focus than adding doors. [07:34] - Steve points out that focusing too much on growth can lead to adding clients who aren’t the right fit. [09:44] - For existing clients, Steve has three main ways to reduce churn: education, endearment, and great service. [10:36] - Steve talks about education, the first of his three points. [12:43] - We learn about the second strategy, endearment, through an example that Steve gives about his dentist. [15:37] - Steve points out that owners want to be part of a club or feel like part of something, and talks about some ways he’ll implement this. Steve's Strategy for Making 2019 His Best Year Ever!

Are you committed to making 2019 your best year ever? If so, what are you going to do differently this year to make that happen? Having all the best intentions in the world is useless if you don’t have a strategy to implement them and actually reach your goals! In today’s short episode, I’ll share my strategy for 2019. In short, my plan is to go deeper with my tribe. You’ve probably heard me talk before about “who, not how,” and why this mindset is so important. Finding the right “who” is often better than figuring out “how,” and that’s why having a strong tribe is so important. And I want you to join my tribe! I’ve come together with Jordan Muela, of LeadSimple and ProfitCoach, to create the Tribe Mastermind. This is a place where top entrepreneurs in property management connect and collaborate to solve challenges in their business. We emphasize deep, regular connection and in-person events. Members focus on building businesses that run (and grow) without them. This means you can focus on the parts of your business that you love doing! Tune into this special short episode to hear more about the mastermind (including the cost), and get inspired to commit to making 2019 your best year yet! In This Episode: [00:23] - Steve introduces today’s episode and asks listeners two important questions. [00:57] - What does it mean for Steve to go deeper with his tribe? [01:28] - Steve invites listeners to join his tribe, and explains what makes it different from other masterminds. [04:32] - One of the important aspects of the Tribe Mastermind is greater commitment, Steve explains. [05:17] - If you’re interested in joining the Tribe Mastermind, check out this website and fill out the questionnaire. Gamechangers in 2018 with Jayson Yoss

Can you believe it’s almost 2019 already?! It feels like 2018 has flown by, but it’s already time for a review and recap. My friend Jayson Yoss joins me today for this conversation in which we look back on 2018 and discuss what has worked for us (and what hasn’t). Jayson is a leader in our local market here in San Diego, and his company GoldenWest Management works in a couple other markets as well. Even though we’re in the same market, we both have an abundance mindset and believe that sharing insights and tips will help both of us grow and have a bigger impact. I’m excited to have him on the show today! In our conversation, we’ll dig into the role of creativity in our lives (and if you think you’re not a creative person, tune into this episode to learn why you’re wrong). We share our commitments to our hobbies, including music-writing and surfing. Jayson will also talk about self-growth, including his journey to learn to trust others in his work so that his company can succeed even when he isn’t actively at the helm. This year, I took a deep dive with my team into the role of personality assessments. One of the most valuable was Unique Ability, which you’ll hear all about in this episode! We’ll also talk about the potential for disconnect between sales and operations, why I sometimes pay employees not to bring a new owner into the company, and more! Today’s Guest: Jayson Yoss at GoldenWest Management Jayson Yoss on LinkedIn GoldenWest Management In This Episode: [01:14] - Jayson introduces himself and explains his role with GoldenWest Management. [03:42] - We hear Jayson’s thoughts on (and experience with) having kids, and specifically how that relates to his business and work life. [05:48] - One of Steve’s five big game-changers for 2018 has been getting back into writing music. [09:14] - Jayson responds to what Steve has been saying about creativity, and shares his own thoughts on the subject. [12:51] - Steve goes back to what Jayson was saying about surfing, and points out that surfing connects the mind, body, and spirit. [15:15] - Jayson shares more of his list from 2018, including his new approach with his business. [17:05] - Has Jayson found that his business has done better or worse since he adopted his new approach? [19:16] - We hear about Steve’s deeply positive experience with ProfitCoach. [20:38] - Steve shares one of his game-changers, which relates to Unique Ability. [23:44] - Another of Steve’s game-changers from 2018 is the concept of operationalizing sales and marketing. [25:35] - Jayson talks about how he responds when his employees ask how to win when you’re going up against another company. [27:47] - How does Jayson’s company qualify owners? Do they have a system for that? [31:05] - Steve talks about using EOS, which he got from the book Traction by Gino Wickman. [34:03] - Jayson takes a moment to point out one of the difficulties in working with people who previously lived in the homes they now want to rent out. [35:12] - Steve’s last game-changer for 2018 is giving. He shares a quick story to illustrate what he’s talking about. Mastermind Call w/ Clint Collins. How to hire and keep the best people.

Clint Collins joins me today for a fascinating and insightful conversation. He’s been in the property management space for a while, and has run a couple thousand units. He’s a great person to talk to about hiring, which happens to be our subject today. Instead of doing a formal interview, Clint and I will have a mastermind-level conversation, and you guys get to listen in! At our mastermind event, we found that hiring, training, employee retention, and employee trainings were easily the #1 issue that people had. This is the case even at long-lasting, highly successful property management companies. Just about everything in your company involves your team, so having the right team is vital to having a company that runs as smoothly as it can. In our conversation today, Clint will talk about how he’s shaped his hiring process to more likely provide the best possible results. He talks about the importance of including yourself in your assessments, and why you shouldn’t fall into the trap of only hiring people like yourself. He’ll also give insights into how to get started with assessments. Tune into our high-level conversation today to learn more about all of these topics. You’ll also hear why you shouldn’t count on an interview alone when deciding who to hire, how important it is to let your team feel involved in the hiring process, some tips for handling test drives with potential employees, and much more. If you have any questions or doubts about hiring and your hiring process, this is the episode for you! Today’s Guest: Clint Collins on LinkedIn In This Episode: [00:22] - Steve introduces this episode’s guest, Clint Collins, and talks about the topic of conversation for today. [01:04] - Clint and Steve have found that hiring and training, as well as employee retention, were the #1 issue that people had. [05:26] - Is using various assessments as simple as Clint has suggested, in terms of finding your best employees, having them take it, then hiring accordingly? [06:59] - We hear about how Clint uses assessments in terms of compensating his employees. [08:06] - Clint talks about what to look for in someone who’s on the phone a lot versus someone who’s showing properties. [09:03] - Where’s the distinction between S and C in the DiSC Profile? [12:38] - Steve reveals that he didn’t like several of his best people after the first interview. [15:56] - Clint shares his experience in engaging employees and letting them be involved in the interview process. [19:40] - We hear about Steve’s experience with behavioral interviewing. [22:56] - Does Clint do test drives, in which he has potential employees come in for half a day to see how they work out? [26:58] - Clint talks about his use of VAs as opposed to keeping things in-house. [30:12] - Steve takes a turn talking about his use of VAs, and what he prefers to keep in-house. [31:06] - Does Clint ever use recruiters? [33:08] - We learn about Clint’s checklist-based training program for new employees. Steve then shares the four stages into which he splits each of his steps. [39:30] - Clint talks more about his hiring process and how he promotes from within (even when that means not changing someone’s position). [41:51] - Steve talks about the role of the person at the top in building an amazing team and company. [45:40] - “Listen to your team!” Clint advises. [48:22] - Clint reiterates the importance of building a good team as a foundation to doing anything else. The Ultimate Growth Strategy with Alex Osenenko

I’m thrilled to have Alex Osenenko on the show as today’s guest! We’ve known each other for a few years, but have gotten to know each other better in the last year and a half or so. In today’s conversation, we want to focus less on Alex’s technical expertise in growth, but rather the question of how you can help people the most. This is the ultimate growth strategy that will get everything else to fall into place. Alex points out that property management entrepreneurs serve an amazingly important purpose by finding homes for people to live in, as well as providing financial security for landlords. We’ll talk about how layering proper branding and professional marketing onto this healthy core of providing services and helping people can make you truly stand out in the industry. We’ll dig into best practices for SEO and drawing people to your videos and blog posts, too. Alex points out that 2-3 minute long videos are okay, but points out that your copy needs to be over 1,000 words because Google is looking at depth over frequency now. A longer blog article with a longer video will outperform a shorter post with a shorter video. Other topics we’ll dig into include outsourcing and the role (and abilities of virtual assistants), what services of value we can offer to potential customers to encourage conversion, why transparency is so important, how crucial it is to give your blog posts effective titles, how to use community marketing, and much more! Today’s Guest: Alex Osenenko on LinkedIn Alex Osenenko on YouTube Fourandahalf In This Episode: [00:28] - Steve introduces today’s guest, Alex Osenenko. Alex then talks about his daily cold shower routine. [03:40] - How is Alex going deep into helping people the most in his own company, and how has he seen a strategy like that working for people? [05:38] - Steve shares his thoughts on the importance of being different, and focusing on helping customers as much as possible. [07:52] - When you think about it, it’s hard to do a better job than someone who cares more than you do. [09:01] - Alex talks about layering in proper branding and professional marketing onto the healthy core that Steve has been discussing. [11:06] - You can’t help a customer while you’re operating on fumes, Alex points out. [13:33] - How much does Alex charge? He answers, then asks Steve a few questions from the book Never Lose a Customer Again by Joey Coleman. [17:58] - Joey Coleman goes into recommendations that Alex has implemented himself, we learn. [21:21] - Alex and Steve talk about virtual assistants and the kinds of services that they can offer. [23:17] - Steve moves on to talking about conversion points, and Alex talks about what one can offer customers that’s of value, and what’s working well in that regard. [25:22] - What else should we be talking about in a conversation about conversions? [27:52] - Alex and Steve have a brainstorming session about offering a course. [30:14] - We learn how to figure out how to assess how well a video is performing on YouTube, and Steve talks about his own video. [33:32] - How important is the title of a blog to make sure that you get the common questions the way the customer would write them? [36:28] - Steve shares a success story about a video he made that performed well. [40:02] - Alex opts to talk about community marketing, and Steve explains what the phrase means. [44:41] - We hear about what had led Steve to see referrals go up significantly this year. [47:40] - What is Alex excited about right now? Best of October- Steve's Wins and Learns

Before we get into today’s episode, I want to take a moment to share some exciting news! My wife and I are in the final countdown to welcoming our first child, who’s due at the end of November. On a work note, when that happens, I’m going to take a full month off with no contact with my office (unless, of course, there’s a major catastrophe). If you tuned in last month, you learned that I’m going to be recording a Wins and Learns episode each month. Today, you’ll hear my wins and learns for October 2018! I’ll share some things I learned, wins I had, and things that I could have done better during the last month. One of our wins for the month is that all of us in the office have been reading The Millionaire Real Estate Investor by Gary Keller. We’re also all doing the Unique Ability test. Once everyone is done with both, we’ll come together as a team and figure out our bigger-picture plan for moving forward. I’ve also been reading The Dichotomy of Leadership by Jocko Willink and Leif Babin, and love the concept that the goal of all leaders should be to work themselves out of a job.Another win is that I took two team members to NARPM annual convention. Tune into the episode to learn about all the benefits of this win! I’ve also been spending time working on building focus and productivity, which involves minimizing notifications and distractions. Finally, I want to celebrate one of my favorite wins from October: I held my first-ever mastermind event! In terms of learns, I’ve really had some problems lately, and I’m trying to view them as gifts from God. One specific learn we’ve had this month involves updating and transferring processes, and we’ve struggled when processes were updated but important steps weren’t transferred. Other learns relate to learning how to set strong goals, and simplifying life as things become more complex. Today’s Guest: Shannon Waller at Strategic Coach Shannon Waller on LinkedIn Shannon Waller on Facebook Strategic Coach Your Team Success Shannon Waller’s podcasts In This Episode: [00:40] - Steve shares some exciting personal news, and the professional plans that go along with it. [02:34] - We hear about what the focus of today’s episode will be. [03:27] - Steve mentions a few wins from October, including a couple of books that he’s been reading. [07:40] - The next win for October involves going to the NARPM annual conference, while another relates to focus and productivity. [12:46] - Steve shares a quote about why we love to be distracted. [14:28] - We hear another of Steve’s October wins: holding his first-ever mastermind event! [17:58] - Steve shares a couple more wins, including one related to profit sharing. [21:56] - For October, Steve’s next win is The 80% Approach from Strategic Coach. His final win is leaning into the idea of who, not how. [25:10] - We shift into hearing about learns, with Steve sharing some words of wisdom that he’s been working with lately. [27:44] - The next learn for the month is related to updating processes, and another is about setting goals. [30:54] - Steve shares two more learns, this time about doors and emphasizing simplicity as things become more complex. How to improve your life and business w/ Shannon Waller from Strategic Coach

I’m excited to introduce today’s guest, Shannon Waller with Strategic Coach. She’s a big reason that Strategic Coach is where it is today, and she works very closely with Dan Sullivan since 1991. She’s overflowing with information about the program, as well as for entrepreneurs in general, and I can’t wait for her to share her wisdom with you in this episode! Shannon points out that she realized at one point that she was “excellent, but not unique” at sales. She went back to school, where she took a course in training and design. As a result, she came up with an idea for a program for the team members of their clients. This was the genesis for the Strategic Coach team programs. These days, she’s excited about all the great content that she’s creating either herself or along with Dan Sullivan. One of the foundations of Strategic Coach are the four freedoms. Shannon explains that these are freedom of time, freedom of money, freedom of relationship, and freedom of purpose. We’ll take a particularly deep dive into freedom of time. You’ll learn today why it’s so important that as an entrepreneur, you don’t work too much. (Shocking, right?) Instead, you should actually plan to take long periods of time off, which allows your team to learn how to handle things in your absence and give you more freedom and flexibility. We’ll also talk about the idea of Unique Ability, and why it’s so important in creating a dynamic, creative, powerful team. Shannon and I will talk about two powerful strategies for increased retention, what makes Kolbe so special and what you can learn from it, how to stay out of “the gap” rather than falling into it, how co-creation can create amazing results, and much more.   Today’s Guest: Shannon Waller at Strategic Coach Shannon Waller on LinkedIn Shannon Waller on Facebook Strategic Coach Your Team Success Shannon Waller’s podcasts   In This Episode: [00:36] - Today’s guest is Shannon Waller from Strategic Coach. [01:21] - Shannon gives some background into herself and her career, and shares a little bit of information on her personal life. [03:39] - We hear about what Shannon’s day looks like today. [05:20] - Shannon explains in detail what the first two of the four freedoms in Strategic Coach are. [07:25] - We hear more about what freedom of time means. [11:22] - Is freedom of time built on rejuvenation days making you more effective, or is there more to it? Shannon answers, then Steve points out another huge benefit of taking significant amounts of time off. [15:57] - Steve points out a misconception that a lot of people have, and that he himself had until a year or two ago. [21:38] - Shannon talks about organizing around personalities versus functions, and digs into the topic of Unique Ability. [26:29] - The two best things Shannon can think of for increased retention are helping people protect their free days and helping to identify and develop their Unique Ability. [30:40] - Dan Sullivan wants to fund Unique Ability teamwork, Shannon explains. [32:17] - What makes Kolbe special, what is it, and what has Shannon learned from it about herself or others? [37:40] - Shannon talks more about different skills, and offers a model to help listeners understand what she’s talking about. [39:39] - Steve and Shannon talk about how this could theoretically work in Steve’s case. [40:36] - Steve invites Shannon to talk about one (or more!) of three amazing cools in Coach. They start by talking about “falling into the gap.” [47:28] - We tend to focus on the “not done” list instead of the “done” list, Shannon points out. [49:22] - What is Dan’s secret, and how does co-creation play a part in that? [52:55] - Shannon talks about collective intelligence, and she and Steve discuss the 80% strategy. [57:36] - Where can people find out more about Strategic Coach or what Shannon is doing? How to build your sales and marketing division with George B Thomas

Today, I’m happy to announce that I have George B. Thomas joining me on the show. We met for the first time at PM Grow Summit, where he and Marcus Sheridan were doing an extra class on video. I learned some great skills on video-related topics from him then, but didn’t realize at the time how well-versed he is in marketing and sales. I can’t wait to have him share his wisdom with you in today’s episode! George and I engage in a fun and illuminating thought exercise in this conversation: if George woke up one day as a a property management company owner in charge of sales and marketing, what would he do? First, he would focus on attention and trust. Are you getting the attention that you need to close the deals that you need? Do people trust you, and see you as presenting a trustworthy brand? He would use the mindset of always be learning to educate himself about property management, and realize that it’s never going to stay the same. After orienting himself as a property manager, George would work on becoming a thought leader. This brings both attention and trust, the two factors that he previously pointed out as being important. After that, he would get into the tactical by making sure he had an up-to-date website and work on building a list, and then building revenue from the list. Tune into the episode to hear more about what George would do as a property manager, and how his expertise can apply to the field. George will also explore other important things like how to build that all-important attention and trust, when you should make a video instead of (or in addition to) just writing a blog post, how to operationalize sales and marketing, why it’s vital to make videos regardless of how you feel about doing them, and much more. Steve's Wins and Losses For August 2018

I have a brand new segment that I’ve decided to do. We learn from each other’s real-world experiences, so I’ll give you my experience each month in this segment, Wins and Losses. I’ll go over things that go well, and things that could have gone better. I hope you’ll learn from both! Let’s dive right in with my wins from August. Positive focus! At the beginning of our meetings, we go over personal and business bests. Several of my team members have pointed out that they love our positive focus strategy, and have even brought it into their personal lives. We redid our sales process with the help of Jeremy Pound from Juicy Results. Tune into the episode to hear the details, which you may be able to apply to your own business! Performance reviews. We learned that a couple of our employees were burned out, and one of them wanted to transition into a different role. Blogging. I hired a writer to help us blog and implement new marketing systems in our company. I launched my new album, 26Black! We brought on a big owner through our content and positioning on our website. I’ve been using a leadership wheel to focus on one specific aspect each month. My wife and I picked a name for our son, who will be born in November: Miles! I’m loving my stand-up desk. Operating under the karmic law of giving what you want to get.   Pretty great, right? Of course, it’s never completely smooth sailing, so let’s move onto the losses. I’m hoping you can learn from these so you don’t have to experience them yourself! I learned the hard way not to delegate one-star reviews. We implemented the wrong kind of “rocks,” or quarterly goals. Tune in to hear what was wrong with them, and what we’ll do better going forward. Our bonus plan just isn’t working. Instead, we’ll be doing a new profit-sharing system. When it comes to apps, we’ll no longer be outsourcing a core function of the business.   Tune in to learn more details about all of these, so you can benefit from our good choices and learn from my mistakes! You’ll also get to hear a song from my brand new album.   In This Episode: [01:05] - Steve introduces his new Wins and Losses segment. [02:10] - We hear about some of Steve’s wins for August, which include positive focus and redoing the sales process. [07:20] - Another of Steve’s wins this month was doing quarterly performance reviews. He explains the beginning of a performance review, then the questions that they ask employees during the reviews. [11:56] - Steve likes to know what fires his employees up personally too, not just professionally. [13:38] - The next win on Steve’s list for August is blogging. [16:33] - Steve shares a personal accomplishment: he recently launched his new album! You can find it on Spotify, and you’ll hear part of it as the outro at the end of this show. [17:27] - We hear about more of August’s wins, including a new multi-unit owner and the idea of a leadership wheel. [22:26] - Steve’s wife is due in November, and they picked a name for their son! [23:17] - The last in Steve’s list of wins for August is this mantra: giving what you want to get. [24:00] - We move onto the losses that Steve has experienced during August. The first of these involves dealing with one-star reviews. [28:11] - Steve had to review communication surrounding deposits with his team. [28:53] - Another loss was setting the wrong kind of rocks (or quarterly goals). Another involved our bonus plan. [31:08] - Steve wraps things up by sharing one of the songs from his new album!   Links and Resources: Sign Up for LeadSimple (don’t forget to use referral code STEVE) Apply for The List Mastermind Strategic Coach Traction EOS Jeremy Pound Juicy Results Jordan Muela Steve Rozenberg Impact (Marcus Sheridan) 26Black on Spotify

Generate Leads and Build Your Brand with Social Media- Guest Salvatore Friscia

Before we dive into today’s episode, I’d like to give a big shout-out to my podcast sponsor: LeadSimple! This fantastic sales CRM will help you track everything, measure and improve your sales results, and respond instantly to leads. We’ve been using it for a couple years, and I highly recommend it. Be sure to use the referral code STEVE when you sign up at this link to get 10% off! Salvatore Friscia is a social media expert and a property management company owner in San Diego. I’ve been really impressed with what he’s been doing on social media, including his new Property Management Social Media Bootcamp. Since he’s in the industry too, he really understands exactly how social media can work best for property managers. A few years ago, Salvatore realized that if he wanted to dominate the industry instead of compete in it, he needed to do something different from what everyone else was doing. So, while everyone else was going to property management conferences, he focused on social media. This led to success not only locally, but in the national market. At this point, you may be wondering whether social media is the right path for you, or if you even need to work on it at all. If you want to stay relevant, Salvatore advises, you inevitably need to incorporate social media marketing into your business. As you dive in, avoid the two big mistakes that Salvatore sees: not getting started, or handing over the social media marketing to a third-party company. Salvatore suggests that you get leads, extend your reach, and build your business and your brand. While these are topics that he covers in depth in his aforementioned bootcamp, he’ll also cover them in this episode and offer some valuable foundational insights that you can build on. Tune in to learn about these points, as well as what you should do if your content isn’t resonating with your audience, what social media marketing has in common with dating and marriage, and much more!   Learn More About Today’s Guest: Salvatore Friscia on Facebook Salvatore Friscia on LinkedIn Tenant Finder on Facebook San Diego Premier Property Management on Facebook Property Management Social Media Bootcamp   In This Episode: [02:24] - Salvatore gives some insight into his unusual background that combines property management and social media. [04:31] - Why should people, specifically property managers, care about social media? [07:25] - Salvatore talks about the importance of online reviews, and how trustworthy people find them (even compared to personal recommendations). [10:53] - Salvatore digs into some of what he addresses in the Property Management Social Media Bootcamp [16:25] - What could people start doing today? What content should you put out, and how should you tell your story? [19:21] - Salvatore talks about the 10X Growth Conference and Grant Cardone, then gives his thoughts on whether you can hand over the social media reins to one of your team members. [25:02] - What’s firing Salvatore up in terms of social media right now? [28:15] - Salvatore offers advice on how to increase your audience, and talks about what he does when his content isn’t resonating with his audience. [30:47] - Steve responds to what Salvatore has been saying and shares a piece of advice of his own. Salvatore then compares the process to dating. [33:35] - What are a few things that someone can start doing if they aren’t yet doing much social media marketing at all? Mastermind Call with Matt Tringali

Today’s episode will be a little different. Instead of doing a typical interview, Matt Tringali and I will just have a chat about whatever comes up. We each have some topics in mind and things we want to learn from each other, but we’ll let the conversation flow naturally. I’m recording this mastermind phone call, so you’ll get to be a fly on the wall for our conversation. Before Matt got into property management about a decade ago, he worked in real estate sales. In that role, any time he didn’t get a deal, he would take that person out to lunch and ask how he could have gotten their business. The overwhelmingly common response led him to use Facebook today to stay top-of-mind for potential clients. Given the format of our conversation, you probably won’t be surprised that masterminds are one of the topics we’ll dive into today! If you’re not already sold on how effective they are, I think this conversation will help open your eyes to a way to grow both your business and your knowledge. You’ll learn how valuable peer-to-peer interaction is, and how to start a mastermind of your own if you can’t find an appropriate one to take part in. We’ll also talk about topics like appreciation, equity, and cash flow, what’s in Matt’s resident benefit package (and how tenants have reacted so far), how virtual offices can function and the learning process involved, the role of a field agent, Matt’s thoughts on review culture, and much more!   Learn More About Today’s Guests: Matthew Tringali on Facebook Group 15 Real Estate on Facebook Group 15 Real Estate   In This Episode: [01:18] - Matt and Steve start things off with some small talk about decor and out-of-town auto-responses. [02:12] - What is Matt doing on Facebook to get new business or brand awareness? [04:16] - Matt digs deeper into brand awareness and why it’s tricky to put a value on it. [06:56] - We hear about what Matt’s working on these days, and he and Steve chat about peer-to-peer interaction. [08:48] - Does Steve have any advice for people out there who aren’t in a mastermind on how to get started with one? [11:31] - Picking the deep-dive topic for a mastermind is pretty democratic in Matt’s case, we learn. [14:31] - Steve doesn’t want to get distracted from growing the management business, so he has some resistance to doing a deep dive into his sales process on the tenant side, he explains. [16:49] - We learn that Matt has a real estate agent who helps with the lease renewal process. [19:01] - How has Steve been doing with getting clients to buy more properties? He answers, then Matt shares his own perspective. [22:25] - Property managers have a duty to make a conversation about leverage, equity, and so on as simple as possible so owners can understand it, Steve points out. [23:11] - What does Steve use for his monthly newsletters? [23:45] - We learn about Matt’s resident benefit package, and how little pushback there has been so far. [27:01] - Steve and Matt talk about virtual offices. [30:34] - Every now and then, you get some pushback about having a virtual office instead of a physical presence, Matt points out. [32:17] - Matt explains that the field agent is designed to be the eyes and ears of the property manager. [33:48] - What are the latest tools that Steve is into for property management? [35:41] - Steve talks more about the two aspects of HubSpot. [37:22] - What is Steve doing in terms of video content to go along with the blog articles that he has been talking about? [39:26] - We learn about Kolbe scores, and how they relate to having different kinds of content for your audience. [41:21] - Matt talks more about his videographer and what they’ve been doing with video content. [42:52] - How are reviews going for Matt, and what is his thought process around them? [45:45] - We hear more about driving reviews to satellite offices. How Profit Coach Helped Blow My Business Up

Today’s guest is Jordan Muela, the owner of LeadSimple, who’s here to talk about another business venture. We’re also joined by Daniel Craig. They’ll talk about their exciting new product, ProfitCoach, including how they were inspired to create it at a mastermind that all three of us attended. Danny and Jordan have found that there’s a lot of difference in how people are performing related to profitability, and that the average profitability number that they came up with (6%) is a lot lower than they were expecting. This told them that there’s a huge opportunity out there to help a lot of people increase their profitability, and they’re excited to work with those people and bring up their profitability levels to where they should be! You’ll learn important insights into business best practices. For example, the management labor component is tricky in the sense that a lot of people get to the point where they want to work on the business (instead of just in the business), so they hire underneath them. Problematically, this saddles the business with management labor that is often not clearly directed in terms of what high performance looks like. Tune into the episode to learn more about what you can learn from ProfitCoach and the opportunities it can reveal, what you can do about churn, why proactive communication is so important, what LER and MER are (and why they matter), the reason that data is so vital, and much more!   Learn More About Today’s Guests: Jordan Muela on LinkedIn ProfitCoach jordan@pmprofitcoach.com The Profitable Property Management Podcast with Jordan Muela Danny Craig on zoominfo   In This Episode: [02:00] - We hear about how ProfitCoach came about thanks to a mastermind in Puerto Vallarta. [03:44] - What are some things that Danny and Jordan have learned after starting LeadSimple? [07:05] - Jordan talks about where he sees the most opportunities for property managers that he meets with. [09:06] - What can people do about churn? The first thing, we learn, is to understand where the churn is coming from. [11:35] - Steve brings up the topics of LER and MER, accounting terms that he learned about in a mastermind. [13:25] - What is management LER, and why is it important? [16:47] - We learn about a common potential problem in the management labor component of a business. [19:05] - It’s a lot harder to manage things that you can’t measure, we learn in an explanation of why data matters. [21:25] - What have Jordan and Danny learned from Greg Crabtree and/or his book, Simple Numbers? [23:38] - We learn whether cost per lead is still around $50 on average for the industry. [25:02] - Danny and Jordan talk more about lifetime value and why it’s one of the best metrics to look at. [29:52] - What’s going on with the NARPM accounting standard? [32:58] - The emphasis on growth in terms of doors is one of the main things that’s driving the lack of profits in the industry. Steve's daily game plan for productivity

Today’s episode is designed to help you live the good life. I’ll do that by exploring how I plan my day, and some of the powerful productivity hacks that I’ve learned along the way. Planning is the key to success, but it’s easy to make poor choices and just do whatever ends up in front of you, instead of actively planning to be as effective as possible. I use a blend of questions and tools that I’ve picked up over the years to help me decide what I’ll do each day. First, you need a daily game plan. Second, I start my day off right. For me, this means a Bible reading, a 20-minute meditation session, and some proactive gratitude. Third, I pick a question. I realized about a year ago that answers are less important than questions, so I created a list of questions I’ve come across and ask myself a new one each morning. After my question, my next step is to plan the day. I make sure that each day has time for music/creativity, mind and/or body, and interpersonal relationships. Next, I create the power list. Tune into the episode to learn how effective a power list is, and how it functions. I’ll also address other strategies, questions, and methods you can use to ensure maximum productivity while maintaining a healthy balance. And that’s what I call the good life! I’d like to end this with a simple ask. I don’t plan on having any sponsors, so instead of sitting through advertisements, I’d like to ask you to either refer someone to the podcast. Or, if you like what you get from this podcast, I’d be grateful if you leave a review and rating! That’s it. Your support helps keep this podcast running and lets me continue bringing you this valuable content.   In This Episode: [00:32] - What is a “good lifer”? Steve answers this question. [01:20] - Steve introduces the topic of today’s episode: how he plans his day, and some productivity hacks. [04:26] - A few years ago, Steve was going through some mental turmoil. He digs into why, and how he resolved it. [06:48] - Steve uses a blend of questions and tools to help him decide what to do each day. [09:29] - The third step in Steve’s daily plan is to pick a question. [11:35] - For Steve, the next step is planning his day. He talks about what this involves. [17:02] - Once Steve has his list, the first question he asks himself is what he’s procrastinating on. He walks listeners through this and the other questions he asks of his list. [20:47] - Steve talks about a method of dividing time into 10-minute units. [24:38] - Another question you should ask yourself is whether you would pay someone your salary to do a specific task on your to-do list. [26:20] - Steve only checks his email once a day, and raves about how powerful this can be for productivity. [28:23] - We learn about what Steve does at the end of each week. [31:21] - Steve digs into the idea of creating space, and how important it is to creating success. [35:14] - In closing, Steve talks about the two-list exercise from Warren Buffett. Talking Strategic Coach with Clint Collins

Today’s insightful guest is Clint Collins, a fellow property management entrepreneur, and a friend of mine! Clint has been in property management for over 15 years. Like many people, he got started by buying his own properties and figuring out how to manage them. He got so good at managing his own properties that other people started asking him to manage their properties, and he grew from there. He sold his company last year and has been consulting since then. Clint and I frequently geek out and brainstorm on the phone about Strategic Coach, a program we’re both in. We decided to open one of those conversations up to you by recording it as a podcast episode instead of just keeping it private on the phone! To be clear: this episode definitely isn’t a pitch for Strategic Coach, and Clint and I don’t get anything out of it if you sign up. With that said, we both think coaching is a great thing overall, and I think this conversation brings a lot of value to the audience! Clint and I will explore why the work-from-anywhere life that property managers often brag about isn’t everything it seems. After all, if you’re sitting on a beach in Hawaii, wouldn’t you rather be taking time off and relaxing instead of working? We’ll also take a deep dive into the concept of unique abilities, or something you’re innately good at. The fascinating thing about a unique ability is that it’s probably so much a part of you that you don’t even realize it’s a unique talent or skill, because you figure everybody else is the same way! As if that weren’t already a lot, we’ll also talk about how to be present, why it’s so important (both professionally and personally), and how it actually allows you to be more efficient. We’ll dig into why going out of town with no internet or phone connection for a week is a great way to learn about your team, how we each explored The No-Office Solution, ways to help your team feel a sense of ownership, and much more! Learn More About Clint: Clint Collins on LinkedIn In This Episode: [01:20] - Clint introduces himself and talks about his background in property management. [02:09] - What drew Clint to Strategic Coach initially, and what has it done for him? After he answers, Steve explains the Strategic Coach Entrepreneurial Time System in more detail. [04:52] - Clint finds that in property management, people are celebrated for being able to work from anywhere, but he thinks that sounds like hell (and explains why). [08:28] - Steve talks about presence, and how his mission to become more present led him to where he is now. [10:05] - We hear about the moment that things clicked for Clint, which was when he realized that being present is more efficient. [13:34] - Clint talks about the benefits of having a focus day and a buffer day every week, and the benefits of taking vacations from your business. [15:46] - Steve digs into The No-Office Solution, and shares his progression with the idea. [19:47] - Clint talks about what some of the smaller property management company owners he works with would think upon hearing all this. [21:33] - Would a customer of Good Life Property Management have seen an improvement or decrease in service after Steve stepped away and made his team rise to the occasion? [23:10] - Clint shares his own path into the No-Office Solution and how it worked for him. [27:34] - Steve and Clint talk about profit-sharing, revenue sharing, and bonuses, and the role they play in helping to give a team a sense of ownership. [29:57] - We hear about a conversation that Steve had with the owner of Mr. Rekey. [31:46] - Has Steve opened up his financials to his staff? [35:05] - Steve brings up the topic of unique ability, which is the idea that there are certain things you’re uniquely good at. In fact, you might be so good at them that you don’t even see them as a superpower. [39:38] - Clint reiterates that your unique abilities are often the things that you don’t realize you’re good at, because you take them for granted. [41:41] - We hear about the value of saying “no.” [45:12] - Clint shares his ironic experience with reading The ONE Thing by Gary Keller. [45:34] - Steve talks about the concept of 10x Thinking. He and Clint then discuss the fact that money doesn’t buy happiness. [51:32] - We learn about the two different kinds of property managers. Leadership, Mindset, & Fast Growth with Steve Rozenberg

Today's guest is none other than Steve Rozenberg. He is co-owner of Empire Industries, a property management company out of Houston, Texas that is just killing it right now. And I'm really excited to speak to Steve, obviously because he has a lot of experience and some cool insight. But he's also big into personal development and mindset, which is what I'm really into as well.  "I got into this property management, I would say kind of backwards. I never really wanted to be involved in property management, or in real estate, or speaking or any of these things, or business owner for that matter. My background is I'm an airline pilot. I got into this because of 9/11. Being a pilot during 9/11 and having companies kind of crash around you. But having things happen around you, that were out of your control, meaning companies going bankrupt, peoples pensions getting wiped out. Just things happening that ... It's one thing to talk about it, it's another thing when it's actually happening around you. When I say happening around you, literally within days of 9/11 happening, I saw companies that were around for 50, 60 years just basically shut their doors. "I was actually the most vulnerable at that time because I was so specific in a job. By me learning to be a pilot, flying and doing all those things, that's great as long as that still exists. When it doesn't exist, you're really SOL and you've got no one, nothing to do when airplanes may not fly again. No one ever knew after the days of 9/11 what was going to happen. It's a very scary feeling to think, man, what could I do? I wasn't even qualified to drive a truck. Because I didn't have the commercial license qualification. I'm thinking, man, I could fly a 100 million dollar airplane around the world, but I can't even get a job as a truck driver.  "So I started buying some properties and flipping some houses and ended up owning an apartment complex with Pete, my business partner. And with that, we ended up selling the complex and started buying a bunch of houses. Typical story, we bought a bunch of low end crappy homes on paper they were supposed to be great, but the reality was that they were not. So what happened was, is that low income, high cash flow never evolved, but yet we were stuck with maybe 30 or 40 bad deals. We couldn't get anybody to manage our properties. So what happened was as we were trying to get a handle on these properties and nobody would manage them. We basically had to turn around and say,'Okay, how do we do this?' The way that we do it is by basically creating a structure to manage them myself."
