281 - FSBO & Expireds - Are They Worth It?

Are FSBOs, Expired Listings, and Cold Calling really worth it in the real estate game? In this video, we'll dive into these strategies and discuss why they might not be your best bet for building a successful real estate business. 🔹 It’s not that you want to avoid these strategies altogether (stay tuned for reasons they can be helpful), but you don't want them to be your main source of business. 🔹 Starting with a disadvantage: These calls are usually not well received, putting you on the back foot from the get-go. 🔹 Transactional nature: When you make these calls, you're essentially trying to convert a call into a deal, which can be challenging. 🔹 Weak leads: In most cases, the clients you acquire through these methods are rarely your strongest leads. Your database might end up filled with clients inferior to those acquired through Sphere of Influence (SOI) based leads. Expired Listings often didn't heed their agent's advice previously. FSBOs often don't see the value in working with agents. 🔹 Illusion vs. reality: While these calls might give the illusion of building a business, your time is often better spent building genuine relationships within your community. 🔹 The case for these calls: Improves your ability to handle rejection. 272 - Asking For Business (In Reverse)

As a real estate agent, asking for business is a crucial part of the job, but it's not just about winning the client over. You also need to ensure that the client is the right fit for you. Some important topics and takeaways. Asking for business can be challenging because of the fear of rejection, but it's important to reframe rejection as a learning opportunity and part of the path to success. You'll learn about the "winner's equation." This equation can help us understand and cope with rejection and emphasizes the importance of putting in the effort and taking action to increase our chances of success. When going into a listing presentation, agents should also consider if the client is the right fit for them. As part of the listing presentation booklet, there are five tasks for the seller, with the last one being "I don't work with everybody." This line indicates to the client that the agent is not a hundred percent committed to working with them yet, causing them to want to work with the agent more. It also helps the client understand that the agent is a busy agent and does not take on everything, which helps with conversion. The agent should differentiate themselves by choosing three to five things that make them stand out. The chosen differentiation should be tailored to the property and include things like knowledge of the area, creativity and out-of-the-box thinking, and marketing strategies. Agents should educate sellers on the fact that getting an offer is just the beginning of the home-selling process. Agents should communicate their ability to solve problems with the seller.
